At M3 Property Maintenance Ltd we deliver various size property refurbishments for Central Bedfordshire Council. These can range from property acquisitions to full scale refurbishments and aids and adaptation works, beyond which and on completion, the associated cleans are completed by M5 Cleaning Services to ensure a high-level finished product is achieved in advance of handover.

During the peak climates of COVID-19, to ensure safe working and the continuation of work with CBC, we enhanced the cleaning regime using the same SAO we use to clean and proven to destroy COVID-19. All our operatives were provided with their own cleaning materials to wipe down the area before and after working on it and all multiple touch points such as door handles. We showcased this procedure within our RAMS submitted to CBC. M5CS use Sanitised Aqueous Ozone (SAO) because it is certified safe by the top regulatory bodies around the world. From governmental bodies to independent test laboratories and sustainability organisations, stabilized aqueous ozone is a safe, sustainable alternative to traditional chemical cleaners and sanitisers.

Once all works are completed, M3PM called upon the M5 Cleaning Services to swab, sparkle and fog clean. We gather RLU (Relative light units) readings using swabs of specific areas and surfaces before we start, providing CBC a baseline of the clean. M5 then complete the property with a full ‘sparkle’ clean, carrying out our fogging service in the process whereby we use the SAO which contains only oxygen and water, making it safe to our employees, client, and their users. CBC specifically requests this service as it provides reassurance due to fogging cleans killing over 99.99% of bacteria and viruses such as MRSA, Salmonella, e. coli and COVID surrogates, ensuring a safe environment for the new tenant. Once the clean has been completed we then take new RLU Swabs from the same areas providing evidence of our cleans which we send copies to CBC and leave each property with a Certification of Decontamination and poster to confirm the property has been sanitised providing the new tenants with reassurance.
